What does HIRAYA manage?
The day-to-day operation of your short-term rental — listing setup, pricing, guest communication, cleaning coordination, maintenance coordination and ongoing property oversight. The exact scope is agreed with you before onboarding.
How much does HIRAYA charge?
A straightforward 15% management commission.
Is the 15% fee the only cost?
No. The 15% is our management commission. Platform fees, cleaning charges, maintenance costs and any other property-specific expenses are separate and agreed with you before onboarding.
Do I keep ownership of my property?
Yes. You retain full ownership and control. HIRAYA manages the operation on your behalf — we don't take any stake in the property itself.
Do I have to rent the property to HIRAYA?
No. HIRAYA manages the short-term letting operation for you; this isn't a lease or rent-to-HIRAYA arrangement.
Which booking platforms do you use?
We create and optimise listings across the platforms that make sense for your specific property — this is discussed and agreed as part of onboarding.
Who handles guest communication?
HIRAYA does — enquiries, booking communication, check-in information and ongoing guest support are all managed on your behalf.
Who pays for cleaning?
Cleaning costs are agreed as part of onboarding, alongside the rest of the property-specific expenses. HIRAYA coordinates the cleaning itself.
Who pays for maintenance?
Maintenance costs are agreed with you as they come up, or as part of onboarding for anything predictable. HIRAYA coordinates trusted tradespeople; the property owner covers the cost of the work.
How does dynamic pricing work?
We adjust pricing based on demand, seasonality, local events, market conditions and booking trends, aiming to balance revenue with competitiveness. We don't promise guaranteed income or occupancy — no one honestly can.
Can HIRAYA help prepare my property?
Yes — property staging is one of our core services, covering furniture layout, styling, amenities and guest-focused presentation.
Do you provide professional photography?
Yes, as part of listing creation — photography that gives your property a strong first impression across booking platforms.
What types of properties do you manage?
We assess each property individually rather than working to a fixed profile. Not every property is suited to short-term accommodation, and we'll tell you honestly if that's the case.
How quickly can my property be onboarded?
This depends on the property's current condition and what preparation it needs. We'll give you a realistic timeline as part of your property consultation.
What happens if there is damage?
We coordinate trusted tradespeople to resolve maintenance issues and keep you informed throughout. Specific processes for damage and any related costs are set out in the property management agreement, not on this website.
Can I still use the property myself?
This depends on how you'd like the property managed, and is something we discuss at consultation — let us know your intentions for personal use up front so it can be planned around.
